"Since June 2025 up until now, I've been trying to get this location open," Tarik Beydoun told Business Debut in August, talking about the Wing Snob he was building at 6815 Stirling Road. Beydoun's store is the first Wing Snob in South Florida. Its official location page now lists a phone number, hours and online ordering.
The unit next door, 6819 Stirling Road, is now Southern Luv BBQ. It is the brand's first restaurant in Broward County. It has been in soft opening since late September, and the grand opening is set for Saturday, October 17.
Two brands entering a new region picked the same Davie strip center, The Shops at Stirling Place, and both are now serving customers. Most of what's opening in Davie this fall follows that pattern. The new arrivals are brands from outside the area, and many of them chose Davie for their first local store.
Two first stores, one shared wall
The center has been on Stirling Road for years. Subway's official store page uses the plaza's name for its location at 6775 Stirling Road. The two newest units are what changed this year.
Southern Luv BBQ started in Tampa under Chef Essi Tadrus. It is a fast-casual Southern barbecue brand that smokes its brisket and chicken over pecan wood and makes its sauces and sides from scratch, down to the barbecue potato chips. The Davie store is run by a franchisee, Dark Mountain LLC. The menu covers pecan-smoked brisket, pulled pork, St. Louis ribs, loaded mac bowls and the brand's award-winning Cuban sandwich. This location also adds flatbreads, scratch-made desserts and a Lil Luv kids meal. It's open daily from 10 a.m. to 10 p.m., with dine-in, takeout, delivery and catering. Wing Snob started in Livonia, Michigan, in 2017. The Davie menu has bone-in and boneless wings, loaded fries, tenders, sandwiches, mini sandwiches and "fan packs" for feeding a group. Beydoun told Business Debut the range of sauces and dry rubs is what sold him on it. "I'm a fan of the traditional wings and the boneless," he said. Monday hours on the Wing Snob Davie location page are 11 a.m. to 10 p.m.
Sharing a wall works out well for anyone feeding a group with mixed tastes. Barbecue and wings now sit side by side in one parking lot, and both offer takeout.
A first store takes years
The Wing Snob story shows that these openings are slow to arrive. A Boca Raton Tribune article from April 2022 announced that Wing Snob had picked Davie for its first location in the area. The article tied the restaurant's completion to a planned "facelift of the entire plaza." Modis Architects lists a façade project for The Shops at Stirling Place that covers about 1,200 linear feet of storefront and adds new architectural detailing. Its page estimated completion in 2024.
Here is the timeline as Beydoun gave it to Business Debut:
- April 2022. Wing Snob announces Davie as its first location in the region.
- July 2024. Beydoun signs with the franchise.
- June 2025. His loan funding comes through and the build-out starts.
- August 2026. He targets "around August 20" to open and calls it a rough estimate.
He blamed the delays on contractor performance and missed deadlines, and put the cost at "ballpark number, 40, 50,000." His advice to other first-time operators was to bring in a construction attorney who can write deadline terms into the contract. No public source gives the store's actual first day, but the restaurant is now listed as operating.
Davie was the brand's chosen South Florida entry point in April 2022, and 6815 Stirling Road is still the address where its first store in the region is now operating.
The pattern repeats on Davie Road
The next group of debuts is going into The Davie South at 3501 Davie Road. In May 2026, Comras Company announced that the project's retail space was fully leased eight months before delivery, with completion expected in Q4 2026. The tenant list looks a lot like Stirling Place:

Three of the four are food and drink concepts that started somewhere else, one of them in another country. The May announcement is the latest public update on the project. Openings are planned for the Q4 window, but no tenant has posted a date.
On University Drive, Whit's Frozen Custard has its Davie page up for 2601 South University Drive with the label "Opening Soon!" and no date. The chain was founded by Chuck and Lisa Whitman. It serves frozen custard made fresh with rotating flavors, along with shakes, sundaes and floats. Its signature items are the "Whitsers," custard blended with mix-ins, and the "Whitties," custard cookie sandwiches.
Further out, the Sun Sentinel reported in September that the Plaza Davie District at Griffin Road and State Road 7 is still under construction. The five-tower plan includes 36,000 square feet of retail and restaurants, and the first residential tower is targeted for early 2027. No retailers have been named yet. That's another 36,000 square feet coming to Davie that will need tenants.
The local founders built upstairs
Not every opening came from out of the area. Golf Vault at 4900 S. University Drive, Suite 205, is the project of Chris Flores and Gil Martin, two firefighters who are also neighbors. Martin described them to Business Debut as "firemen who are entrepreneurs." The lounge takes up about 4,000 square feet on the second floor. It has simulator bays, TVs, lounge seating and roughly 50 to 60 seats, plus an events coordinator for birthdays, networking nights and corporate bookings.
Golf Vault leans on the businesses already in its building. Food comes from Pinza 104, the Italian-style restaurant downstairs, which created a fixed menu for the lounge with charcuterie boards, salads, paninis and flatbreads. Haute Coffee is also downstairs. Beer and wine are served upstairs. The founders planned to open daily at 9 a.m., closing at 10 p.m. Sunday through Thursday and at midnight on Friday and Saturday. The founders were aiming for a summer opening. Its official site is now taking bay bookings.
The local operators and the out-of-town brands differ in more than where they come from. Golf Vault was built around the restaurants it shares a building with, while the new chains bring their full menus with them.
